Every year, tens of thousands of foreign buyers purchase their home by the Mediterranean. The good news: Spain does not require residency to buy<\/strong>, and with proper preparation it is a safe and transparent process. This is the essential part.<\/p>\n

The NIE: your first step<\/h2>\n

The NO<\/strong> It is the only essential requirement for buying: with it, the deeds are signed before a notary, taxes are paid, and the property is registered. It is applied for in Spain or at the Spanish consulate in your country. It is advisable to apply for it as soon as possible: delaying it is the most common reason for a purchase being prolonged.<\/p>\n

Bank account and source of funds<\/h2>\n

It is not always compulsory, but in practice it is almost essential for paying taxes and utility bills. The bank will check the origin of money<\/strong> (anti-money laundering regulations); having your documentation ready speeds up the process significantly. What does it really cost? Taxes and fees<\/h2>\n

A fact that surprises many: foreign buyers pay exactly the same taxes<\/strong> than Spaniards. There is no surcharge for being a foreigner. In Catalonia, for a second-hand property, you pay Property Transfer Tax (around 10 %, in bands); for new-build properties, VAT plus Stamp Duty. Taking into account notary, land registry and administrative agency fees, it is advisable to budget for approximately one 11\u201313 % extra<\/strong> about the price.<\/p>\n
