01 · Activity

How many houses are sold in each village

Every time a home is sold in Catalonia, an energy certificate must be issued. The public register of these certificates records the reason, and when the reason is a sale, that entry corresponds to an actual sale. By counting them municipality by municipality, you get something that neither the INE nor property portals publish with this level of detail: the pulse of every town.

02 · Energy efficiency

What the housing stock is like on the inside

The energy rating goes from A to G and summarises how much energy a home consumes. In this area The park’s 89% has the letter E, F or G, the three worst. It is no surprise: these are houses built before insulation regulations existed.

If you are buying

A low rating means higher bills and, if an upgrade is ever required, pending renovations. It is worth asking about the rating before negotiating the price.

If you are selling

With nine out of ten houses in the lower energy rating bands, having an A, B or C is a real advantage over what is on the market, and an argument for maintaining the price.

How much does it cost to maintain a house here

The energy certificate estimates the annual energy expenditure of each home. It is the figure that almost no one looks at when buying and the one that is paid every year. Here is the average for detached houses in each town, along with their average size according to the land registry.

The weight of tourism, town by town

Tourist accommodations registered in the official registry tell you two things at once: how much activity there is in each village and how much room there is left. Where there are many, holiday rental profitability is proven but competition is high; where there are few, the village retains its own life all year round.

06 · Provincial context

How it fits into the province

The National Statistics Institute publishes the housing sales and purchases for the entire province of Tarragona. It serves to find out whether what is happening in these villages is an exception or follows the general trend. In 2025, there were recorded 17,370 residential property sales in the province.
