What an architect or surveyor checks
- Structure and general condition: cracks, settlement, roof, damp.
- Installations: electrics, plumbing, drainage, heating and cooling.

Habitation certificate and energy certificate
The habitation certificate proves the home is fit to live in; it's usually required to set up the utilities. The energy performance certificate is mandatory in order to sell and tells you how efficient the house is: a figure that also affects its value and future bills.
Renovations: what it needs and how much it might cost
If the property needs work, it's best to know before buying: a cosmetic update is not the same as a structural renovation.
