Buying a home in Spain as a foreigner: NIE, process and taxes

Spain doesn't require residency to buy a home. We explain the NIE, the bank account, the real taxes and the whole process, in your language.

Every year, tens of thousands of foreign buyers acquire their home by the Mediterranean. The good news: Spain doesn't require residency to buy, and with the right preparation it's a safe, transparent process. Here are the essentials.

The NIE: your first step

The NIE is the one essential requirement to buy: with it you sign before the notary, pay the taxes and register the property. You apply for it in Spain or at the Spanish consulate in your country. It's best to request it as early as possible: delaying it is the most common reason a purchase drags on.

Bank account and source of funds

It's not always mandatory, but in practice it's almost essential for paying taxes and utilities. The bank will check the source of the money (anti-money-laundering rules); having the documentation ready speeds up the process considerably. What does it really cost? Taxes and fees

A fact that surprises many: foreign buyers pay exactly the same taxes as Spaniards. There's no surcharge for being a foreigner. In Catalonia, on a resale home you pay the Property Transfer Tax (around 10%, in bands); on a new build, VAT plus Stamp Duty. Adding notary, registry and administrative fees, it's wise to budget roughly an additional 11–13% on top of the price.

The process and after buying

The usual steps, from deposit to keys, are in our guide on notary and paperwork. As an owner you'll pay the annual property tax (IBI) and, if you're a non-resident, you'll file an annual return (form 210). These are simple procedures any administrative agency handles for a moderate fee.
